What is an evaluation?
Evaluations are a type of real estate valuation product that complies with the 2010 Interagency Appraisal and Evaluations Guidelines. In Indiana, licensed appraisers are permitted to perform Evaluation for regulated financial institutions in place of appraisals for “low risk” transactions including:
Transactions less then $500,000 in value ($1,000,000 for credit unions)
Is a business loan with a transaction value equal to or less than the business loan threshold of $1,000,000, and is not dependent on the sale of, or rental income derived from, real estate as the primary source of repayment
Loan renewals
with no material changes in market conditions, property conditions, or loan terms that threaten the adequacy of the initiations real estate collateral protection
There is no advancements of new monies, other than funds necessary to cover reasonable closing costs
